BELOW ARE JOB Nos/REPAIRS WE HAVE CHALLENGED AFTER SEEING THEM ON THE OFFICIAL CAMDEN WEBSITE AND RECEIVED CONFIRMATION FROM CAMDEN THAT THEY WILL NOT BE CHARGED or “Written Back”.  THEREFORE THE FOLLOWING JOB Nos SHOULD NOT APPEAR ON YOUR SERVICE CHARGE BILLS.  ALWAYS CHECK.  If you see the following Job Nos on your Service Charge bill, you can inform Camden that they were confirmed as NOT TO BE CHARGED or would be WRITTEN BACK (credited) to your account as per the explanations below. 

Job No: 2015905/1 – 27th June 2016 – “roof repairs above flat 12, Bishopsdale” – this relates to the charging period 1/4/16 – 31/3/17.  Chris Fallon confirmed on 24th Nov 2016 that this item will NOT be charged and therefore should not appear on your Service Charge Adjustment invoice due to be issued in Sept 2017.  (posted 30th Nov 2016).

Job No: 2002360/1 – 24th May 2016 – “problem with handset in flat” – this relates to the charging period 1/4/16 – 31/3/17.  Chris Fallon confirmed on 24th Nov 2016 that this item will NOT be charged and therefore should not appear on your Service Charge Adjustment invoice due to be issued in Sept 2017. (posted 30th Nov 2016)

Job No: 2004595/1 – boundary wall opposite Farndale House.  Geraldine Littechild confirmed that this would NOT be charged as All the work to this wall is chargeable ONLY and FULLY to the private owner of the garden of which this wall separates from the estate.  The wall belongs to and is the responsibility of the private house owner.  Ms Littlechild confirmed this on 13th March 2017.  (posted on 19th march 2017).

Job No: 1979556/1 – Work carried out at Bransdale Close and therefore nothing to do with our estate.  Geraldine Littlechild confirmed that this would NOT be charged on 13th March 2017.  (posted on 19th March 2017).

Job No: 1960351/1 – felting on roof of Bishopsdale – Geraldine Littlechild confirmed that this would NOT be charged,  on 13th March 2017. (posted on 19th March 2017)

Geraldine Littlechild confirmed on 28th Sept 2016 that Job No: 1942586/1 (switching door entry fobs to upgraded KMS system) – further to information below, this was incorrectly charged on all Service Charge Adjustment Invoices issued in Sept 2016 as an “estate cost” at £21.16.  This amount will be “written back” to every leaseholder’s account in Oct 2016 for leaseholders in Bishopsdale, Lorton, Holmesdale, Ribblesdale, Wharfedale and Marshwood.  Since it was confirmed by Ms Littlechild that the cost was for the upgrade to Farndale House ONLY….. the leaseholders in this block will be charged.  The actual charge (as it should have been a “block charge”) will be capped at the amount of £21.16 per leaseholder instead of the £250.00 which it should have been if Camden had correctly apportioned this charge.  (28th Sept 2016).

Geraldine Littlechild confirmed on 12th Aug 2016 that Job No: 1942586/1 (switching entry door operation onto KMS System) is NOT an “estate” cost, as will appear on the Adjustment/Final invoice to be issued in Sept 2016, but that it is a cost ONLY for Wharfedale House, who had their entry fobs up-dated to the new system.  [Bishopsdale House were “upgraded” in the previous year.  Other blocks will follow but no dates have been given yet.]  Therefore, Wharfedale will be charged appropriately for this work and everyone else will have the amount “written back”.  (12/8/2016)

Geraldine Littlechild and Chris Fallon confirmed on 12th Aug 2016 that Job Nos: 1950225/1 and 1941326/1  – (roof repairs to Bishopsdale House) will NOT be charged as they are part of the works fixing the same leak over No.12 of this block which was already paid for. (12/8/2016)

Chris Fallon & Geraldine Littlechild confirmed that Job No: 1557953/2 (roof repair to 11 Bishopsdale) charge was challenged when Bishopsdale leaseholders queried amount of roof work done in last five years to same leak areas.  Entire amount was refunded retrospectively in March 2016. (7/3/16)

Kevin Murray confirmed that Job No: 1906893/1 (Damaged chain to be welded back to barrier) would NOT be charged to leaseholders as there had been some mis-communication on Camden’s part since Gerda lock was already ordered. (19/10/15)

1884953/1 and 1902154/1 would not be charged.  These relate to an ingress of water from the join of the window which resulted in vegetation growing on the window sill.  Inaccurate invoices were put in to Camden for roof works and new flashing over balcony canopy.  No flashing was present and roof work had not been done.  The issue was resolved in other ways.

Kevin Murray confirmed that Job No: 1871102/1 (damaged padlock of Walled garden gate) would not be charged to leaseholders as per prior communication with planting project coming up. (22/7/15)

Repairs team confirmed that Job No: 1856974/1 (Damaged FB1 lock on water tank room) will NOT be charged to leaseholders. (14/7/15). Although this appeared online as a charge – secretary challenged this and got a second confirmation from Geraldine Littlechild on 15/7/16 that this item will NOT be charged.
